The Lagos State Government has declared 176 housing estates in Eti-Osa, Ajah, Ibeju-Lekki, and Epe as illegal, giving developers a 21-day ultimatum to obtain layout approvals.
According to a statement released on Monday by the Ministry of Physical Planning and Urban Development, the estates were flagged for failing to secure official layout approval, a key requirement for planned and sustainable development in the state.
Permanent Secretary, Office of Physical Planning, Oluwole Sotire, said the affected estates violate the principles of orderly urban growth and contradict the T.H.E.M.E.S+ development agenda of the state.
He emphasized that the move is part of the government’s routine regulatory efforts to ensure a resilient and well-structured smart city.
Among the affected estates are Adron Homes in Elerangbe, Aina Gold Estate in Okun-Folu, Diamond Estate in Eputu, Prime Water View Garden in Ikate-Elegushi, and Royal View Estate in Ikota.
Sotire called on the estate developers to submit their layout documents at the Ministry’s Secretariat in Alausa, Ikeja, within the 21-day window to regularise their approvals.
He also urged developers and real estate operators to register with the Lagos State Real Estate Regulatory Authority (LASRERA), the agency mandated to oversee and regulate real estate practices in the state.
